## The band is ours, the averages are not

The starting point is the NAIC's 2023 average for HO-3 owner-occupied policies in the state you choose, or the national one until you choose. The adjustments after it, for the amount insured, the deductible, a claim, a new build and credit, are ratios taken from the NAIC's own table or from quote surveys named beside each step. The step from 2023 to today's prices and the 15% band either side are our assumptions, and the estimator labels them that way. Figures for other countries come from regulators, statistics offices and insurers' associations, or, where those publish nothing, from comparison sites, each marked with its kind. Florida rules follow the 2026 Florida Statutes, the Department of Financial Services guide and Citizens' published inspection rules.

## What a real quote takes into account

An insurer prices the exact address, the roof's age and material, past claims at the property and in your name, a credit-based insurance score where the state permits it, how the house is built and how much risk the company wants in your ZIP code. An average sees none of that, so a fair quote can land well away from our middle figure.

## No advice

The pages describe published data and rules. They don't tell anyone to buy, keep, drop or change a policy, a coverage or an insurer.

**No insurer, agency or government office runs this site.** It has no connection with, and no endorsement from, an insurance company, the NAIC, FEMA, a state insurance department or the My Safe Florida Home program. It sells no policies, books no inspections and passes on no contact details.

**A band of our own, not a quote.** The figures are arithmetic on published averages and survey ratios applied to what you type in. Only an insurer can quote a price, and only your policy and its declarations page decide what is covered.

**Flood, wind and Florida rules.** A standard homeowners policy excludes flood. Florida discounts and grants follow the statute text dated on each page; money and conditions for the state program can move from one legislative session to the next.

**Entries stay with you.** The sums run in your own browser, and the inputs it remembers are listed key by key on the page about what your phone keeps.
