Sources, dates and open questions
The regulator tables, statutes and surveys behind the estimator, the day we read each one, the commercial pages we lean on, and the numbers we left out.

Each number on these pages traces to a public document listed here, with the day of our reading. Where a number is our own assumption rather than a published figure, the page says so beside it. Links to commercial survey and comparison sites are gathered on this page and kept out of the articles.

One inconsistency in the NerdWallet page: its table labels the newer house a 2025 build, while its method note says the build year was changed to 2024. We quote the table's $1,425 and flag that the year is uncertain by one.
The NAIC notes that it doesn't rank state averages or endorse conclusions drawn from them; ranks on this site are our own ordering of the published figures, and the spread between states is worked out from the NAIC's 2023 state table, not from older summaries.

What we couldn't confirm
- State averages after 2023. The NAIC hasn't published 2024 or 2025 averages; the estimator starts from 2023 and applies a labeled assumption.
- The +25% step and the ±15% band. Both are our own choices, explained on the home page. Change the step in Whole sum mode.
- UK quarters after March 2026. Trade press reports ABI averages for later 2026 quarters, but on November 6, 2026 the ABI's own releases for them would not open for us, so the country page stays on the January to March figure we could read at source.
- Insurer-specific wind credits. Florida sets no statewide percentage for pre-2001 homes; the calculator asks for the figure from your own insurer's notice.
- Inspection and upgrade prices. No public source we could verify gives typical prices for wind mitigation inspections or impact windows, so the tools ask for your quoted price instead of suggesting one.
- Average NFIP premium by state. Not in a public table we could read; the site uses GAO's national medians.
How a figure stays current
Each calculator is tested against hand-worked examples kept with the site's source, including the $10,000 grant cap, the 18% flood cap, the $200 floor for a quote and the boundaries of the deductible table. When a statute, survey or regulator table is revised, we correct the page that relies on it and move its "checked" date.
